Leasing Consultant - The salary for the Leasing Consultant is $16-$17/hour depending on experience and there are also leasing commission bonuses starting at $100 per lease. This role is also eligible for monthly renewal commissions every month. The renewal commission amount is TBD based on the number of renewals received each month. There is only one Leasing Consultant position open currently. The schedule is Friday – Tuesday with Wednesday and Thursday off.

 

Porter - The salary for the Porter position is $14/hour, this is an entry level position. This position is also eligible for monthly renewal commissions, the renewal bonus amount is TBD based on the number of renewals received. There is only one Porter position open currently. The schedule will be Sunday – Thursday with Friday and Saturday off.

Porter - Residential

 

Job Summary

The Porter is responsible for the daily upkeep of the cleanliness of the grounds and common areas.

Reports to: Community Manager and/or Maintenance Supervisor.

Supervises: None.

Job Duties

Treat residents with courtesy and respect

Remove trash from office areas, apartment community common areas and perimeter of property on a daily basis.

Clean guest bathrooms, ensuring adequate paper supply.

Maintain community appearance.

Participate on daily tours and inspections with Maintenance team.

Maintain cleanliness of amenities: wash interior glass windows, wash tile flooring, vacuum carpets in lounges, hallways, wipe down interior and exterior railings, remove cobwebs. Barbeque grills should be cleaned daily and checked for adequate propane supply.

Models and focus units should be dusted and vacuumed.

Faucets should be “sparkled up”, toilets cleaned, mirrors wiped, air fresheners replaced.

The “tour path” should be checked for litter. Report trip and fall hazards and any needed landscape repairs.

Elevator doors should be cleaned weekly, graffiti removed, flyers discarded.

Ensure all trash from apartments is removed before, during and after unit turn.

Some preparation of vacant units may be required.

May be asked to help with special projects.

Protect against damage to the asset from inclement weather (table umbrellas, flags, banners, landscaping).

Attends and participates in training program as needed.

Job Summary

The Residential Leasing Consultant is responsible for the leasing and marketing results and for maintaining positive resident relations of a multi-family residential community.

Reports to: Community Manager and/or Leasing Manager.

Supervises: None.

Job Duties

General Functions:

Enforce company policies and community rules with consistency and fairness.

Maintain accurate monthly commission sheets on leases and renewals for bonus Handle resident relations with tact, diplomacy and courteous communications.

Help maintain community appearance. Report needed repairs for scheduling and completion on a timely basis. Walk property daily.

Create and execute marketing strategies to increase qualified traffic.

Close effectively. Utilize Guest Cards and follow-up consistently.

Respond promptly to resident complaints, concerns and requests.

Develop and utilize resident retention programs.

Community Leasing/Marketing:

Responsible for setting up mini-models in “focus” units and staging appropriately.

Greet prospects and qualify according to Decron criteria. Immediately record all telephone and in-person traffic in Yardi. Complete guest cards and follow-up within 24 hours.

Tour community and focus units/model. Present amenities and close the sale.

Obtain prospect’s signature on application, secure the deposit and update in Yardi.

Process applications for approval, prepare leases and obtain signatures. Follow up with applicant regarding status. Submit to manager for review and approval.

Update all prospects and residents transactions in Yardi.

Ensure that apartment is ready for move-in on date scheduled.

Follow up with prospects unable to close. Send ‘thank you for visiting” e-mails, hand-written notes and phone calls.

Monitor monthly lease expirations. Send out renewal letters and follow up through completion.

Community Marketing:

Update all ads online with new, fresh, current photos and concessions (if applicable).

Participate in outreach marketing activities on a regular basis to increase traffic.

Advise residents of referral fees (if applicable).

Assist in placing, removing, replacing banners, balloons, bandit signs, flags, etc.

Distribute newsletters, flyers, notices, etc.

Assist in obtaining marketing information. Personally shop the competition monthly. Review market surveys and analyses on a continual basis to generate ideas and formulate plans.

Other Aspects

Leasing consultants may be asked to assist at other properties according to need.

Assistance may be required in special projects or activities, including due diligence, property acquisition/disposition.

Participation in training programs as required.
